A one-night deposit is required to secure your booking, with the final balance due 5–7 days before arrival (non-refundable). Deposits are refundable only with 14+ days’ notice (less a £25 admin fee); for cancellations within 14 days, deposits are non-refundable. Cancellations within 5 days are charged in full. Failure to pay the final balance or respond to payment requests within 72 hours of arrival may result in cancellation and re-letting. Date changes are at our discretion and may require an additional deposit. Last-minute bookings (within 24 hours) are payable on arrival. Access details are issued after final payment, and extras (e.g. EV charging etc) are payable on departure. All prices include VAT.

Check-In is from 4pm. If you require an early check-in [from 1pm on the day of your arrival], please add this to your booking at checkout or contact us to arrange (£15.00 per room).

Check-Out is by 10.30am. If you require a late check-out [by Midday on your departure date], please add this to your booking at checkout or contact us to arrange (£15.00 per room).

One parking space (per room) is included with the price of your stay. An additional space (subject to availability) can be arranged for an additional £10.00 per 24-hour period. Parking bays are clearly marked, and we ask all customers to please consider others when parking their vehicles. The management accepts no responsibility for damage, accident or loss to vehicles or their contents.

Children (under the age of 18) are not accepted at our property unless accompanied by an adult.

Smoking (to include vaping and e-cigarettes etc) is strictly prohibited inside the building, including all guest rooms and public areas. Additional charges will be applied if smoking or vaping is detected in the rooms.

Dogs are very welcome for an additional £10 per dog, per night. (Two dogs max per room - all rooms except our Standard Double room). If booking more than one room, please remember to add the total number of dogs in your party at checkout. We try to keep rules to a minimum, but ask guests to be realistic with their expectations and if you wouldn’t do it at home, please don’t do it in ours! Any intentional damage to our property, or the unauthorised removal of items, will result in additional charges. We reserve the right to recover unpaid accommodation fees and any related costs on departure. We accept no liability for lost property or personal belongings. The management reserves the right to cancel a booking at any time, in which case any monies paid will be fully refunded without charges.
